Will you walk a property before I buy it?
Yes, and we would encourage it. A walk-through before you are committed is the cheapest diligence you will ever buy. We will flag the expensive surprises, including service size, waste lines, structure and roof, while you can still negotiate on price.
Do you work on a fixed price or cost-plus basis?
Both, depending on the property and how much is unknown going in. On a gut renovation where conditions are hidden until demolition, we will be clear about which parts of the number are firm and which carry contingency.
Can you handle multiple properties at once?
Yes. Tell us your volume and timing up front so we can plan crews properly. For investors running several projects a year we will build a standard specification with you.
What about open permits and existing violations?
We deal with these regularly. We will identify what needs to be resolved and handle the filing and inspection work so it does not become a problem at your closing.
Do you take equity or partner on deals?
