Most contractors quote a renovation as a wish list. That is useless when you are trying to hit a number. What you need is a scope tied to a strategy, because the specification for a rental hold is not the specification for a retail flip, and paying for the wrong one destroys the deal either way.

We price to the exit you are actually planning. We tell you which line items move the appraisal and which ones only move the invoice. And when the numbers do not work, we say so before you are committed rather than after.

Yes, and we would encourage it. A walk-through before you are committed is the cheapest diligence you will ever buy. We will flag the expensive surprises, including service size, waste lines, structure and roof, while you can still negotiate on price.

Both, depending on the property and how much is unknown going in. On a gut renovation where conditions are hidden until demolition, we will be clear about which parts of the number are firm and which carry contingency.
